Fire door remedial works

We address the defects listed on your inspection report, door by door. Typical works include replacing fire and smoke seals, correcting excessive or uneven gaps, easing and re-hanging leaves, replacing fire-rated hinges, latches and closers, repairing and adjusting frames, renewing ironmongery, glazing and signage, and applying fire-rated mastic or sealing where required.

  • Suitable fire-rated components fitted with reference to manufacturer instructions
  • Full doorset replacement where remediation is unsuitable
  • Occupied buildings, communal areas and flat entrance doors
  • Tenant access arranged and recorded, including no-access follow-ups

Maintenance programmes

Fire doors are moving parts in daily use. A planned maintenance programme keeps them working between periodic inspections and helps prevent small faults from becoming reportable defects. We agree a visit frequency to suit the building, then attend, adjust, repair and record.

  • Six or twelve monthly planned visits across a portfolio
  • Closer adjustment, ironmongery tightening, seal and signage checks
  • Minor repairs completed on the visit wherever possible
  • Reactive attendance for damage, vandalism and forced entry

Fire Door Condition Surveys

Door-by-door condition surveys identify visible defects and maintenance requirements. Findings are recorded in a clear, numbered register with photographs and a prioritised schedule of recommended remedial works.

  • Door-by-door register with unique references and locations
  • Visible condition, defect list and photographs for each door
  • Prioritised remedial schedule with indicative costs
  • Data supplied in a format your asset system can accept
